Real estate continues to be a profitable investment nowadays but understanding how to finance a real estate deal is just as important as finding one.

On behalf of the AmCham Real Estate Committee, we invite you to a meeting entitled Real Estate Investment Financing – New Market Approach. Our speakers will be Elżbieta Chmielowska, Real Estate Financing Director, BNP Paribas; Adrian Karczewicz, Head of Divestments, Skanska; Piotr Piasecki, Director Corporate Finance, JLL; Krzysztof Sakierski, Director Strategic Consulting, Savills and Jarosław Tomczyk,the Director of Commercial Finance at PepsiCo Polska.

We will discuss the following:

- Current market trends in real estate investment;

- Key factors to consider while preparing the financial option for office/retail/industrial/residential investment model;

- Development timeline and practice, investors' requirements and best practices;

- Built-to-Own or Built-to-Lease: practical (end-user) view on the leased facilities vs. ownership.

Head of Divestments for Skanska’s commercial development business unit in CEE. Responsible for sourcing buyers and conducting transaction processes in four CEE markets: Poland, the Czech Republic, Hungary, and Romania.
Adrian has over 25 years' of experience in the real estate market dating back to 1997 when he became an analyst at Gerald Eve International. He continued his career at Knight Frank in Warsaw, and GE Capital Golub Real Estate. Prior to joining Skanska in 2013, he worked for Polish developer Echo Investment as the director responsible for the company’s asset divestments.
While working at Skanska, Adrian and the transactions teams have divested 55 office buildings totaling EUR 3,7 B. He has expanded Skanska’s client portfolio by 24 new buyers. Adrian was involved, among others, in the sales process of Skanska’s asset in London – the Monument office building, Neon project in Helsinki, and the divestment of the biggest asset in Skanska history: 2+U in Seattle, US.
In addition, Adrian is the initiator of the CEE Investment Report and the 100 Most Important Trends in the CEE economies report, which are among the essential publications promoting the CEE region among stakeholders.

Based in Warsaw, Poland Piotr holds the position of JLL’CEE’s longest and most successful Debt Advisor member and has over 17 years of professional experience in commercial real estate. The scope of his duties includes the advisory on equity raising, sourcing and arranging loans, and advisory on building the real estate value and real estate sales. Additionally, he actively cooperates with JLL Capital Markets team on transactions concerning Polish assets. Selected recent experience and track record includes the financing process of Nowy Rynek D in Wrocław for Eastnine and 4 industrial assets for Lead Crest, acquisition of Brewery Warsaw Malthouse Offices for Deka and Equal Business Park for JV created by Apollo Rida; refinancing of Praga 306 office building in Warsaw for White Star RE and many others.
Education and Affiliations: Bachelor’s Degree in Information Technologies from the University of Kent in Canterbury, UK.

Krzysztof has over 15 years of real estate experience.
He specializes in strategic consulting projects, that include: optimization, restructuring, and revitalization projects. He supports clients in the highest and best-use studies used as catalysts for transactions and service charge reconciliations.
Krzysztof was responsible for the highest and best use analysis and masterplans for clients in Poland, CEE, and Georgia. He carried out many projects on revitalization, and landscape resolution topics, where he conducted numerous public consultations with residents of Polish cities. He has advised private and public clients, including municipal and state-owned companies.
Prior to joining Savills, he worked for consulting firms, development companies, and real estate agents in Warsaw and Gdansk. Krzysztof graduated from the University of Gdansk with a master's degree in Finance and Banking, with a specialization in Accounting. He completed postgraduate studies in Real Estate Valuation at the Warsaw University of Technology. He is a member of the CCIM Institute and RICS and a member of the audit committee of the Polish Council of Shopping Centers. Krzysztof currently runs lectures at the Real Estate and Development Project Management at the University of Gdańsk.

Since March 2019, he has been the Director of Commercial Finance at PepsiCo Polska and cares about the effective use of financial resources in order to deliver the expected sales results and business profitability. He is responsible for the planning and budgeting process, current sales and profit forecasts, financial reporting for statutory and intra-group purposes, as well as correct and lawful treasury settlements. Before joining PepsiCo, he worked for such companies as Red Bull Polska, Carlsberg Polska, Browary Dolnośląskie Piast where he was responsible for sales, budgeting, creating and executing strategies. He has been working in the FMCG industry for over twenty years, effectively developing business and, above all, the people with whom he cooperates. He gained experience at Avon, where he worked for over 13 years, developing his skills and knowledge in the area of financial management. Moving up the career ladder, he worked in control and commercial functions in regional finance of Central and Eastern Europe. He also created new compensation models in sales channels in Europe, working for the Global Sales Organization. After 7 years in regional functions, he spent the next 6 years in market structures, initially managing commercial finance in Poland, then for 3 years as CFO for the Czech Republic and Slovakia, and from 2018 as Financial Director for Poland and Scandinavian countries. He also served as a board member of the Avon EMEA Finance Service Centre. He is a graduate of the University of Warsaw in the field of finance and banking.
